Pre-Construction services involve analyzing, planning and evaluating activities before construction begins to ensure a seamless transition into the construction phase. This often times takes place during the design process. Early involvement is the key to successful Pre-Construction services. The general contractor typically attends regular design meetings with the A/E team and Owner to provide information and recommendations. Some examples of Pre-Construction services are value engineering, design assist, scheduling and budgeting. One significant component of Pre-Construction services is a constructability analysis. This is a review that allows the general contractor to draw from their knowledge and expertise to examine if the design is able to be constructed as planned. Understanding means and methods, material availability as well as equipment capacity are all important factors that are considered when determining constructability.
